The house was built in 1929 and was acquired by the current owner in 1979. Significant improvements and remodeling projects were done starting in 1991. The overall approach of these projects was to maintain a period appropriate aesthetic while updating to modern systems and some modern materials. Meticulous attention was paid to maintain the original character of the house. |

Improvement made to the home include the removal of all the lathe and plaster. The walls were insulated with new wall board installed. While the walls were open all the electrical and plumbing was updated. The original tiled fireplace with sconces and niche is beautiful. Behind the sofa is some of the leaded glass windows. The picture molding is throughout the living room and adjoining dining room which is behind in this photo. |

The hall leading upstairs and on to the bath and bedrooms is just out of sight to the right. Common to All Projects (i.e., all downstairs rooms) Lath and plaster removed and replaced with drywall. Insulation (fiberglass) added to all exterior walls. (Note – the house originally had no insulation between the inside walls and the exterior wood/brick veneer walls.) The gas range is commercial grade by Garland with a stainless exhaust hood above. The cabinets are custom made in a vintage style. Expanded entry way from kitchen to dining room from standard door entry to arch. Hooked up to natural gas line; installed restaurant-grade gas range in kitchen, and gas furnace in basement. The bath has the original iron tub with newly tiled surround. The faucet is wall-mounted in a center location along with the shower. The tiled floors are in excellent condition. There's a medicine chest above the pedastal sink. Original plumbing (from 1929!) replaced – from meter to all plumbing fixtures – with copper tubing for main line and hot water in-lines and plastic pipe for some cold water in-lines. |

This room has hand painted geometric design painted around perimeter. Wiring for audio was added in this room leading to the living room. The equipment can be kept here out of sight from guests in the living room. |

The attic space is tall and ready for your ideas. Plans at a cost of $14,000 are drawn for a master suite. The space could include a sitting area, bath with shower and sleeping area. The plumbing for sinks, shower and toilet are already in place. The hard work (and expense) is done. This is looking towards the large bed area - that's a new window.
